Apartment and condo buildings, Calgary

One network for the whole building. Door entry, cameras, elevators and Wi-Fi, from one team.

New build or a forty-year-old walk-up with a dead intercom panel, the job is the same: a building where residents get in with their phone, the manager sees every door and the parkade from anywhere, and nobody is carrying a key that cannot be cancelled. We design it, install it and, if you want, look after it.

Two kinds of building, one system

New builds and retrofits are different jobs. We do both.

New construction

Pre-drywall is the cheap moment. One network cable to every suite, every door, every camera position and the elevator machine room, pulled while the walls are open. We work from the drawings with your electrical contractor and hand over a labelled, tested building the day you take possession.

  • Riser and suite cabling to a single building rack, certified and labelled.
  • Entry, parkade and amenity doors on one access system from day one.
  • Camera positions designed before the ceilings close, not bolted on after.
  • Building Wi-Fi for common areas, and a managed option for suites.

Existing buildings

Most calls start with the intercom. The old panel ran on two wires from the eighties and the company that made it is gone. The new one needs one network cable to the front door and nothing to the suites, because residents answer on their phone. That is what makes a retrofit affordable in an occupied building.

  • Intercom panel replaced with a video entry station residents answer from an app.
  • Old keys and fobs retired one door at a time, no rekeying.
  • Cameras added where the incidents actually happen: entry, parkade, mail room, bike room.
  • Existing conduit and cable reused where it tests clean. Replaced where it does not.
What goes in

Five things a building needs, on one app.

  • Video door entry. A visitor presses the panel. The resident sees them, talks to them and lets them in from their phone, wherever they are. No handset in the suite, no suite wiring. Deliveries get a code or a one-time pass instead of a propped door.
  • Door and parkade access. Phone tap, fob or PIN on every controlled door. A resident moves out and their credential is off in seconds. The manager sees who opened what, and when.
  • Elevator floor control. The same credential decides which floors a person can reach. A resident goes to their own floor and the amenity level. A cleaner goes where the contract says. We supply the readers and the controls; your elevator contractor makes the connection inside the car and the machine room, and the elevating device authority has the final say.
  • Cameras that watch for what matters. The recorder tells a person from a vehicle from a package, and can flag someone lingering at the parkade door or crossing a line they should not. Alerts go to the manager’s phone. Footage stays on a recorder in your building, not in someone else’s cloud with a monthly fee.
  • The network under all of it. A building rack, a proper gateway, PoE switching to every device, and Wi-Fi in the lobby, gym and parkade. Cameras and doors sit on their own segments so a resident’s smart TV is never on the same network as your locks.

The egress point, and it is not a preference

An entry door has to let people out with no power, no network and no app involved. Our standard is fail secure with mechanical egress hardware, and the tie-in to the fire alarm is agreed with your fire alarm contractor before anything is wired. We are not a code authority. Your local code and Authority Having Jurisdiction decide what the building requires.

The hardware

What it costs, before we have met.

These are the pieces most apartment jobs are built from. Labour and cabling are quoted per building as one number.

Prices are all-in CAD, Ubiquiti’s own price including their memory surcharge, and we add nothing to them. The Elevator Starter Kit is listed by Ubiquiti before surcharge, so it is confirmed on the quote. Recorders are sized to the camera count and how long you need to keep footage. See Recording and Storage. Prices move when Ubiquiti moves them, so we confirm every line on the quote.

Who signs for it

Built for the person who answers for the building.

Property managers

One app for every door and camera across every building you run. A tenant turnover is a credential change, not a locksmith visit. Incident footage is pulled in minutes, not by driving over to a DVR.

Condo boards

A fixed quote with the hardware at Ubiquiti’s price, a design the board can read, and a system that does not lock you into one company for parts or service. The board owns it outright.

Developers and builders

Suite and riser cabling, entry, parkade and amenity access, cameras and building Wi-Fi from drawings to occupancy, coordinated with your electrical and elevator contractors so nothing is done twice.

After the install

A building is never finished. Someone has to look after it.

Residents move. Fobs get lost. A camera gets painted over. Firmware needs updating. A monthly care plan covers the changes, the monitoring and the answer to “why is the parkade door not closing”, so the manager is not learning a security system on top of the job they already have.

  • Move-ins and move-outs handled, credentials issued and revoked the same day.
  • Firmware and health monitoring on every device, with a call before the resident notices.
  • Footage pulls and access reports when the board or the police ask.
  • Every device on record by serial, with warranty and end-of-life dates, so the refresh conversation happens on a calendar and not after a failure.

Already own UniFi in a building nobody is looking after? We take those on too. Start with an assessment and we tell you what is there and what it needs.

Honest expectations

What we will and will not promise.

Can you replace our intercom without wiring every suite?

Yes. That is the point of a phone-based intercom. One network cable and power to the entry panel, a hub inside the door, and residents answer on their phone. Anyone without a smartphone gets a keypad code or a fob, or a wall-mounted viewer in the suite.

Do you do elevators?

We do the access control side: readers, the controls and the network to the machine room. The wiring inside the elevator itself is your elevator contractor’s work and is inspected as part of the elevator. We coordinate with them from the first drawing.

Can we do this in an occupied building?

Yes, and most retrofits are. Doors are changed over one at a time, the old intercom stays live until the new one is answered, and residents get notice before any door changes. There is no day when the building is unlocked.

Who owns the footage and the resident data?

You do. It sits on a recorder in your building and on your own UniFi account. Camera footage and access logs are personal information under Alberta’s privacy law, so we set retention periods and access levels to what your privacy policy says, and your privacy officer owns the policy.

Is there a monthly fee to use the app?

Not from Ubiquiti and not from us to use your own system. The resident app, the manager app and the recording run on hardware you own. A monthly care plan is optional and priced per building.

What does a building cost?

The hardware is on this page at Ubiquiti’s price. The rest is cabling and labour, which depends on the door count, camera count and how much existing cable tests clean. The assessment produces a fixed number.

Tell us about the building.

How many suites, how many doors, whether there is an elevator, and what the intercom is doing today. That is most of the design settled before we arrive.
